Online Homebuyer Education Courses

MMI is excited to offer cutting edge homebuyer and homeowner online courses. These courses, provided by MMI, Framework, and eHome America, include videos and easy-to-read content. You can complete each course at your own pace, and will receive the applicable certificate of completion at the end.

While most lenders and down payment assistance programs will accept a homebuyer course certificate from any HUD housing counseling agency, individual programs may have policies regarding which homebuyer education courses they will accept. If you are working with a specific lender or program providing down payment or closing cost assistance, please check with them before registering to confirm their acceptance of one or more of the courses from the list below.

Additionally, each online course includes an opportunity to speak with one of our certified counselors, should you have any questions or need further assistance.

Essentials for Buying a Home

Essentials for Buying a Home will guide you through the process of buying and owning a home. As a HUD-approved counseling agency, MMI designed this program to meet HUD and National Industry Standards for homebuyer programs, and to provide the tools and education you need for successful long term homeownership.

This course is $35 and is available in English. (Note: On March 1, 2024, price will increase to $45.)

The most comprehensive online homebuyer course available, Framework covers both the complexities of buying a house and the responsibilities of owning one. It meets all HUD and National Industry Standards for homebuyer programs and is mobile-friendly for your convenience.

eHome America is based on the NeighborWorks America's Realizing the American Dream curriculum and meets the National Industry Standards for homebuyer education. It is designed to give you the knowledge and background necessary to confidently manage the homebuying process.

If you're a first-time homebuyer looking to understand the process or need a homebuyer education certificate in order to qualify for a loan, eHome America is the course for you!

This course is $99 and is available in English and Spanish.

Landlord Education

If you are applying for a mortgage loan to finance the purchase of a 2-4 unit property, you’ll be taking on the role of “landlord” and small business owner. When you buy that home and start renting units to others, there will be many rewards but also many responsibilities. This course will help you learn about your responsibilities as a landlord and how to set up your small business for success.

This course will cover business basics for landlords, finding and screening tenants, executing a lease agreement, fair housing, maintaining your rental property, handling evictions, and more. This course may be required by a mortgage lender prior to obtaining your loan.

This course is $35 and is available in English.
